At Black Brick, we are frequently asked what separates a good property investment from a truly exceptional one. While location, condition and square footage are the metrics most buyers focus on, one of the most consistently undervalued factors in London’s prime property market is interior volume.

As we have noted in House & Garden’s prestigious List, agents and valuers habitually focus on price per square foot or metre — but ceiling height and the sense of space that comes with it can be equally, if not more, significant when determining a property’s true value. A first-floor apartment on Eaton Square, for example, with ceiling heights exceeding three metres can command a premium of up to fifty per cent over comparable flats on other floors in the same building. That is an extraordinary differential that many buyers simply do not account for when making an offer.

For any client considering a purchase in London’s prime or super-prime market, we would always encourage a thorough assessment of interior volume alongside the more conventional metrics. Great views compound this effect further — a flat with both generous ceiling heights and exceptional outlook will consistently outperform its peers, both in terms of desirability and long-term capital growth.
