Yes. Our negotiation-only service is for buyers who have found the property themselves and want representation for everything that follows. We advise on what the property is worth, negotiate on your behalf, and manage the transaction alongside the selling agent, your lender and your solicitor through to completion.
There is no search to run, so the work begins at the point buyers most often find hardest: establishing the right price and the right terms, and then holding them.
A buying agent finds a property and secures it for the buyer. A property consultant advises across the whole of owning it: how the purchase is financed and structured, who should survey it, who should design or refurbish it, and how it is looked after once it is yours.
We work as both. Once we have helped you secure a property we can introduce architects, builders, interior designers, landscape gardeners and other proven professionals, and we act on a negotiation-only basis for buyers who have already found what they want.
The network covers six areas: finance and structuring, legal and tax advice, surveying and planning, design and architecture, refurbishment and delivery, and lifestyle and relocation support. In practice that means private banks and specialist lenders, property lawyers and tax advisers, surveyors, planning consultants and heritage specialists, architects and interior designers, builders and specialist trades, and school and relocation advisers.
Everyone in it is vetted before we introduce them, and the network is entirely independent. Recommendations are made on quality, experience and suitability for your particular property and circumstances, not on affiliation.
Concierge covers what sits around a property rather than in it: reservations at sought-after restaurants, access to sold-out events, travel, private memberships and recommendations across London and beyond.
It is arranged around how you use the property, whether you are visiting for a few days or living in London full time.
It depends which one you need. A full property search carries a one-off registration fee of £3,000 plus VAT, and a success fee payable once contracts have exchanged: the higher of 2.5% plus VAT of the purchase price, or 20% plus VAT of the saving we negotiate against the asking price.
