The Brief
Our client had purchased a substantial five-storey townhouse in the heart of Knightsbridge for just over £10 million. Based overseas, they appointed Black Brick’s Property Management team to oversee the home and establish a comprehensive preventative maintenance programme.
The Challenge
During our initial inspections, we identified several significant defects, including a lack of hot water and multiple leaks throughout the property, all requiring immediate investigation and coordinated remedial works.
Further investigation revealed a highly complex plant room where much of the equipment had been installed with limited access for routine servicing and repairs. With no historic maintenance records or mechanical drawings available, we first needed to understand how the property and its systems operated before developing an effective long-term maintenance strategy.
The client was also looking to transform the garden. They had initially approached a landscaper recommended by a friend but, after being let down on several occasions, the project had failed to progress. Being based overseas made sourcing, assessing and coordinating alternative contractors particularly challenging.
The challenge was therefore not simply to resolve individual maintenance issues, but to take control of a complex property, establish a reliable network of specialists and give the client one trusted point of contact to manage every aspect of their London home.
What We Did
We spoke at length with the client and created a comprehensive snagging list, prioritising each issue according to urgency. Our team then managed a phased programme of remedial works, resolving the hot water issues and historic leaks. Throughout the project, we coordinated multiple specialist contractors, monitored the quality of the works and provided regular updates to our overseas client.
This ensured the property was restored to full working order in time for their stay, while also establishing a long-term preventative maintenance strategy.
Our involvement extended beyond the internal systems of the house. We introduced a selection of trusted landscapers from our network, arranged for them to visit the property and present different design ideas and cost options. Once the client had selected their preferred scheme, we coordinated the project through to completion, transforming the outside space into a garden that better complemented the home and the client’s requirements.
We have also worked with specialist contractors to develop proposals for the next stage of the project: redesigning the plant room so that key equipment can be safely accessed and properly serviced. Rather than waiting for individual components to fail, we are addressing the underlying design issue and establishing a regular maintenance programme to improve efficiency, prolong the life of the equipment and identify potential problems before they become costly repairs.
