Our U.S. client was looking for a pied a terre in central London. With a daughter living full time in London, a weak pound and sluggish prime central London property market they wanted to take advantage of the timing and buy well. Their brief was for a two bedroom apartment, located within a secure period building, in very good condition. The property needed to have high ceilings, good views and we were tasked with focusing on only the very best parts of Knightsbridge and Belgravia. Even in weaker property markets, prime assets are hard to find and often even harder to negotiate a deal on.
We worked with our clients over a sustained period, having first embarked on their search just before the start of the pandemic. Several visits to London and many months later we finally agreed the purchase of this outstanding triple-aspect lateral flat located on Cadogan Square, arguably one of Knightsbridge’s best addresses. The flat has all the original features, including marble fireplaces, ornate wooden floors, sash windows and high ceilings. The property is in very good condition having been recently refurbished, providing the perfect combination of old and new. To top it off the flat is incredibly bright, with unique far-reaching views, all set against the distinctive Flemish-inspired architecture that the Square is famous for. Due to our unrivalled negotiating skills we were able to save the client £275,000 from the asking price (a saving of 7.3%). We also managed to negotiate for the seller to pay the service charge for the next year, giving our clients a further saving of £45,000.
