Camilla Dell, our Managing Partner at Black Brick, was delighted to discuss with Ruth Bloomfield for The Telegraph, the best ways to sell your home in a crowded market.

The article examines how sellers can improve their chances of securing a sale in a market where housing stock is at its highest level in a decade and buyers have more choice than ever. Using the experience of one homeowner, the piece highlights the importance of realistic pricing, presenting a property in its best condition, resolving potential issues before marketing, and offering practical incentives where appropriate.

Camilla shared her advice on the importance of strategic pricing, citing an example of a recent case where she has been advising clients who have struggled to sell a Victorian terrace in West Hampstead, north London.

On Camilla’s advice, these clients cut their price from £2m to just under £1.7m. “This strategy worked and they ended up receiving three competing bids,” Camilla said.

Camilla’s comments relate to clients selling a Victorian terrace in West Hampstead, where, following her advice, the asking price was reduced from £2 million to just under £1.7 million, resulting in increased buyer competition.
