Where Second Homeowners Are Welcomed: Black Brick’s Guide to the UK’s Most Receptive Coastal and Country Locations
At Black Brick, we understand that buying a second home is about far more than bricks and mortar — it is about finding a community where you will genuinely be made to feel at home. While tensions between local residents and second homeowners are running high in many parts of the UK, there are still destinations where incomers are embraced as a positive part of the community.
Our property specialist Rupert Stephenson highlights Devon as a standout example. While nearby Salcombe has seen some friction — with second homes now accounting for the majority of its housing stock — the picture just along the coast is far more welcoming. As Rupert notes, Dartmouth’s long history as a naval town means its residents are accustomed to welcoming newcomers. Similarly, Newton Ferrers, nestled on the estuary of the River Yealm, offers a thriving, sociable community built largely from incomers, with excellent local amenities and a genuinely inclusive atmosphere.
Across the wider UK, the picture is mixed. In parts of north Wales, the Lake District, Cornwall and the Cotswolds, resentment towards second homeowners has intensified, fuelled by soaring property prices and a shortage of affordable housing for local people. Many local authorities are responding with significantly increased council tax premiums for second home owners — in some areas reaching 200 to 300 per cent — in an effort to return properties to the primary residential market.
Yet for buyers who choose their location thoughtfully and engage meaningfully with their local community, a second home can still be an enormously rewarding investment — both financially and personally. Locations such as Chipping Norton, Padstow, Hexham and parts of Kent and Norfolk continue to offer a genuinely warm welcome, with vibrant year-round communities that value the economic contribution second homeowners bring.
At Black Brick, we specialise in helping discerning buyers identify not just the right property, but the right place — ensuring your second home purchase is one you will enjoy for years to come.
