The Challenge

Our client had purchased a newly converted residential apartment within a former office building. The development was completed during Covid and the property had subsequently remained vacant for several years. During this time, many of the apartment’s systems had not been regularly operated, tested or serviced, meaning there was limited certainty around their condition or performance.

Although the property had been purchased as a turnkey home, our client also wanted to make a number of alterations to better suit their lifestyle. With works subject to the terms of the lease and certain alterations requiring consent, careful planning was needed before any refurbishment could begin.

What We Did

Before commencing any works, we carried out a comprehensive stress test of the apartment to identify defects and potential issues with the existing systems. This allowed us to establish which items should be referred back to the developer and, importantly, address any problems alongside the planned refurbishment rather than disturbing completed finishes at a later date.

We obtained the property’s full O&M documentation from the developer and reviewed the manuals, technical drawings and specifications to build a detailed understanding of how the apartment operated, including its air conditioning, heating and other services and how these interfaced with the building’s communal systems.

We then engaged specialists from our trusted network of contractors to inspect and health-check the existing installations. This enabled us to provide the client with clear recommendations on servicing, remedial works and potential upgrades.

What initially began as the management of a turnkey property evolved into a comprehensive eight-month refurbishment programme. We coordinated the works from start to finish, working with the client, contractors, developer and building management to create a home tailored to the client’s requirements.
