As one of the oldest areas in London, North London’s former village and beautiful borough of Hampstead is one the capital’s most popular places for the rich and famous to buy property.
Hampstead has long been one of London’s most desirable residential neighbourhoods.
The area’s enduring appeal is easy to understand. A hilltop village setting, over 400 listed buildings ranging from Georgian townhouses to Victorian villas and mansion flats, and the extraordinary open space of Hampstead Heath — all within ten minutes of Zone 1 — make it uniquely compelling. Its cobbled lanes and period streetscape have remained largely unchanged since the 19th century, while the village high street retains a character that few London neighbourhoods can match.
From a property perspective, Hampstead commands a significant premium — and much of the most interesting activity takes place away from the open market:
“Hampstead’s been a key beneficiary of off-street parking. Prices range from £1,400 to over £2,000 per sq ft, and many of our sales are off-market, so not advertised.”
— Camilla Dell, Managing Partner, Black Brick Property Solutions
With an average house price of £1,636,319 and a predominantly affluent, domestic buyer base, Hampstead sits firmly within the prime London market. The breadth of available stock is considerable: at the entry level, a studio in a converted period house can be found for around £450,000, while at the top of the market, substantial Arts and Crafts houses adjoining the Heath are available for £9.5 million and above.
New development activity in the area is limited and carefully considered, reflecting Hampstead’s strong conservation framework. Current schemes include Novel House in New End — a boutique collection of luxury apartments with high ceilings, underground parking and concierge, priced from £3.95 million through Knight Frank — and Oakley Gardens on Childs Hill, where two and three-bedroom apartments with concierge and parking start at £840,000 through Savills.
At Black Brick, our deep familiarity with Hampstead — combined with our extensive off-market network — means we are exceptionally well placed to identify and secure the right property for buyers seeking a home in this exceptional part of north London.
