Mayfair remains one of London’s most established and internationally recognised prime residential markets. Demand is underpinned by domestic buyers, international families and private investors seeking long-term capital preservation in one of the world’s most prestigious addresses.
The market is defined by an exceptionally limited supply of prime homes, particularly turnkey apartments, elegant period residences and properties overlooking Grosvenor Square or within easy reach of Green Park. While activity naturally responds to wider economic conditions, the finest homes continue to attract significant interest, especially when priced appropriately and brought to market with care.


Off-Market Access
A significant proportion of Mayfair’s most sought-after homes are never openly advertised. Owners of exceptional properties often value privacy above all else, choosing to market their homes through a trusted network of advisers rather than launching them to the wider market.

Mayfair Property Buyer’s Deep-dive
Demand from global wealth remains exceptionally strong, but today’s market is considerably more balanced than it has been for much of the last decade.
While the very best homes continue to command premium prices, buyers are no longer competing in the frenetic conditions that characterised previous market cycles. Instead, Mayfair has become a market where careful selection, detailed due diligence and skilful negotiation can deliver significant value.
According to LonRes data for properties sold between April and June 2026, achieved values in Mayfair have remained remarkably resilient, increasing by 0.5% over the past year despite transaction numbers falling by 21.4%. This tells us that buyers are still willing to pay strong prices for exceptional properties, but they are becoming increasingly selective about what they buy.
Perhaps the most telling statistic is the widening gap between asking and achieved prices. LonRes data for April to June 2026 shows that the average discount from the original asking price now stands at 16.8%, considerably above the Prime Central London average. For buyers, this represents one of the strongest negotiating environments we’ve seen in Mayfair for many years.
The supply side of the market reinforces this picture. As at 28 July 2026, LonRes reports that 83% of available stock has been on the market for more than three months, almost half of all available properties have reduced their asking price, and only 4.3% of homes are currently under offer. Many vendors remain aspirational on pricing, but the longer a property sits on the market, the greater the opportunity for well-informed buyers to negotiate.
This isn’t simply a Mayfair story. Across Prime Central London we’ve seen the cumulative impact of higher Stamp Duty, elevated borrowing costs and changes to the UK’s non-dom tax regime create a more price-sensitive market. Stock levels remain elevated, price reductions are widespread and buyers have become far more disciplined than they were during the post-pandemic boom.
Despite these headwinds, Mayfair continues to occupy a unique position at the very top of London’s residential hierarchy. LonRes data for April to June 2026 shows average achieved values of around £2,570 per square foot, with flats selling for an average of £3.5 million and houses averaging £6.25 million during the quarter. These figures underline Mayfair’s enduring appeal to international buyers seeking security, prestige and a long-term store of wealth.
Interestingly, the strongest demand continues to be focused on well-designed two and three-bedroom apartments. LonRes data for April to June 2026 shows that achieved values for flats have increased by 7.1% over the past year on a price per square foot basis, while larger houses have experienced greater pricing pressure. This reflects what we’re seeing on the ground, with international buyers continuing to favour high-quality lateral apartments in Mayfair’s best addresses.
