We were retained by a French client, living in Paris, to find a four bedroom house in Kensington to rent within a time frame of a month. Our client had a clear vision as to what type of property she wanted, which was predominantly to have a large amount of natural light and to be close to good transport links, but not on a busy road. With demand far outstripping supply for good quality rental properties in Kensington, this was a difficult search from the outset.

The Perfect Conclusion

We identified a good size family house on one of the best streets in Kensington, with a very large south facing conservatory and a garden providing the natural light our client wanted. The property also had large floor to ceiling windows on the ground and first floor. We also obtained early access to view this newly purchased property, viewing it long before the property came onto the open rental market. The advantage of the early viewing enabled us to agree a deal long before any other potential tenants had chance to view the house. The property is in our clients preferred location of W8 and is close to the amenities of High Street Kensington and also a short walk to Notting Hill Tube Station for the central line.

Our overseas clients were looking to sell the London flat they had owned for over 10 years. The flat was unmodernised, without working electricity so needed to be exposed to the right buyer group. Our clients also did not have the time to go through the whole sales process and felt the need for expert advice to ensure they maximised the eventual price. They wanted someone on the ground who could meet and negotiate sales rates with the correct agent and liaise with the agent on viewings, qualify offers and report back with recommendations.

The resulting sale went to a sealed bid between four separate buyers and was eventually agreed at £100,000 over the asking price.

We sourced an off market, off plan, 2 bedroom, 1200 square feet apartment in what is set to become St John’s Wood/Primrose Hill’s most prestigious modern apartment building, containing just 36 apartments. With completion not until 2015, we think this development will do very well over the next few years. It will be the only apartment block in the area with a full range of facilities, such as swimming pool, gym, parking and 24 hour concierge.

They had been looking on their own for a year and had got thoroughly fed up with the buying process and also coming under increasing pressure to find a property.

We secured our clients a flat which met with all of their requirements, in a short space of time. We also managed to save them £150,000 from the asking price, just over a 5% saving. We paid £1286 per sq foot and a similar property on the same street sold for £2000 per sq ft at the same time.

The property went to a sealed bid within less than a week of being marketed. We sold it for £2.7 million to a Russian cash buyer and our client was delighted.

We focused our clients on the area of Marylebone, which is the perfect solution between St Johns Wood and Mayfair. We also managed to save our clients £350,000 from the asking price, representing nearly an 8% discount.

The Perfect Conclusion

After many months of searching, we finally identified the ideal property in Cadogan Gardens. But, at £9.5m, we felt it was overpriced. Our advantage is that we’re expert negotiators. When the vendor reduced the price to £8.5m we arranged for our clients to view immediately. They loved the property and offered £8.4m, which was accepted. Within days, the vendor had received another offer at £8.7m, but due to our relationship with the selling agent, the vendor stayed with us. The deal was concluded – within days.
