Our clients visit London regularly and were looking for a family home in Mayfair, Belgravia or Knightsbridge. The property had to have air conditioning, a lift and be in good condition. They needed at least 4 to 5 bedrooms, and their budget was between £8m to £10m. Finding a house with all these features for within this budget in prime Central London is challenging.
We worked with our clients for almost a year, showing them various options in all the areas they were interested in buying in. One of the options we identified met with their brief perfectly, but it was significantly over their budget, listed at £13,500,000. Over the course of 2023, we tracked the property and subsequent price reductions and in December we alerted our clients that we felt a price could be negotiated on the property for within their budget. Hans Place is a premium address in the heart of Knightsbridge and just a few minutes’ walk from Harrods. The house overlooks a charming private garden square which only residents of the square have access to. Internally, the property met with all of our clients’ exact requirements and benefited from an internal lift to all floors, 7 bedrooms, air conditioning and was presented in very good condition. It also had the benefit of a 48 ft west facing garden.
We are patient. The property first came to market in May 2023 at £13,500,000. We tracked the property over the next few months, finally agreeing terms in December at a competitive purchase price of £10,033,560 including all the furniture. Acquired at £2385 per sq. ft, this was 4% less than the most recent sale on the street. We connected our clients to best in class lawyers and surveyors, acting swiftly and managing to exchange contracts in less than 3 weeks.
