Our client was looking to purchase a country estate. He had very specific requirements in that the property had to be located no more than an hour or 90 minute drive from Central London, the estate had to be private, ideally with space to keep horses, and the main house needed to be in excellent condition and not red brick. Many country estates have been owned by families for generations and therefore require refurbishment. In addition the majority of main houses on estates are red brick.
We first showed our client a very special estate in Surrey in August 2019. He liked it very much so we arranged for him to try it out and spend the weekend there. Purchasing a large country estate is a big decision and we subsequently decided to wait and focus on building a prime central London rental portfolio for our client. Then Covid-19 came along so the search for an estate went on hold. In December 2021 our client decided that he really did want to purchase the estate. However the estate was already under offer and quite far advanced with another buyer. We were being told by the selling agent not to bother making an offer, however we did not let that deter us and we successfully managed to “gazump” the other buyer. Speed however was of the essence. With just a few weeks to go before Christmas it was essential we moved quickly and exchanged contracts. We worked tirelessly, coordinating with our clients lawyers, surveyors, bank valuers and negotiating in person with the vendor to bring the deal to a successful conclusion. Finally on Christmas Eve, we exchanged contracts.
We don’t take no for an answer. This rare country estate was already under offer with another buyer, but we successfully managed to “gazump” the other buyer, exchanging contracts just a few weeks later.
