Our UK based clients regularly visit London for business and leisure and with their children also renting in London, decided to find a home that worked for all the family in a central location.
They engaged our services as they had very little time to view properties and wanted an expert advisor to help navigate the busy market, give expert guidance on the different areas and pricing and to manage the transaction from beginning to end.
Due to their busy schedules, our clients wanted a property in ‘turnkey’ condition and were happy to look at both flats and houses. Keen runners, the focus was on the areas close to either Regents Park or Hyde Park and we identified Marylebone, Mayfair, Fitzrovia, South Kensington and Hyde Park as key areas. Looking for a minimum of 2,000 sq ft was essential along with a minimum of three bedrooms.
We undertook a thorough search of the market, previewing over 70 options on their behalf. We then spent time showing our clients the best options across the different neighbourhoods. As the search evolved the focus became firmly fixed on Marylebone due to its excellent transport links, shops, and restaurants. We identified a row of four new build houses on Clay Street, an excellent option due to its central Marylebone location and being in turnkey condition. The houses offer excellent space with balanced bedrooms for the family, a sociable open-plan kitchen/reception room, along with a second living space with study area. Being new build, the houses benefit from air conditioning, under floor heating and a private garage with EV charging point.
Discussions with the developer meant we were able to gain early access to arguably the best of the four houses, the largest end of terrace house. We successfully agreed terms to purchase the property before it came onto the open market and managed to save our client 4.4% from the guide price.
