Our clients were repeat clients of Black Brick. We had first looked after the family some 15 years ago when we sourced them a family apartment in a prime address in St Johns Wood. Like so many families, constant lockdowns due to the pandemic has led many homeowners wanting more space and a garden. Our clients came back to us to assist them in upsizing from their apartment to a larger family house in St Johns Wood with a garden. They had an excellent budget of between £10m and £15m, and were open to doing work, however there is a severe lack of stock of good family houses with serious, committed sellers in St John’s Wood. Good houses, particularly on the favoured East side of St Johns Wood are hard to come by, and when they do, often attract multiple bids.
We started working with our clients in April 2021. During that time we managed to identify 3 houses that could potentially work for them, all of them off market, but there was one house in particular they really fell in love with. However, as is often the case with off market properties, the sellers were unsure whether to sell or not, and had the added complication of nowhere to move to once they did sell. Persistence and patience paid off, and in the end we successfully agreed the purchase in October. The house ticked all of our clients boxes. Located on one of St John’s Wood most sought after addresses, the house benefitted from a carriage driveway with off street parking for several cars, a garden, and is a low, wide, detached and very handsome house. It also has the added benefit of planning consent to extend. As well as advising our clients carefully on the ever changing St Johns Wood house market, we also obtained quotes for the works, so if they do decide to implement the planning consent they have full knowledge of the costs and timescales involved.
