Our clients were looking for a three bedroom apartment to use as a pied-a-terre in central London. They live in the U.S. but travel to London regularly for work and have three children. They wanted our guidance on specific areas that would work for them, and needed to be able to make the most of their short time spent in London for viewings.
Our extensive search, previewing and reporting to our clients in advance of their visit meant that their time was well utilized with us when they came to London for viewings, and we were able to “hit the ground running”.
We sourced a modern lateral apartment in the heart of ‘Old Chelsea’ completely off-market. The flat has good views and is a short walk to an abundance of shops, cafes and restaurants along Kings Road and the wider Chelsea area. The building also benefits from underground parking, lift and a porter. Due to our relationship with another agent we were able to source this apartment, which was rented out and therefore not on the open market, for a one off viewing. We then subsequently negotiated and agreed a competitive offer with the seller whilst avoiding any competition from other buyers. Our clients were the only people to see this apartment and have the opportunity to buy it.
We work well under pressure. Our clients were only in London for a week, but we managed to successfully source and negotiate a perfect property in Chelsea for them, entirely off market, and save them £158,000 from the asking price.
