Our clients had built a stunning home in Cobham, Surrey, but with their son at school in Wimbledon the time-consuming commute had become an issue and they wanted him to be able to walk to school and to live closer to his friends. They did not want to undertake another significant refurbishment project and wanted Black Brick to find a family home walking distance to the Village and Common. The supply of good quality houses in the best streets in Wimbledon is notoriously low and it is rare for them to come onto the open market.
We know the value of patience. The first house we previewed for our client was perfect, less than 5 minutes’ walk from the School, Common and Village and had been the subject of a full renovation in the last 2 years. We reported to our client who wanted to see the house immediately. Before we could arrange the appointment we were updated by the selling agent that the owner had changed his mind and did not want to sell after all.
Over the next 6 months we showed our clients a number of good houses in the Village but none were quite right for them as a family. We then received the call we had been waiting for, the owner of the house we had seen on that first preview had decided he wanted to sell. Our clients were the first people through the door and offered the asking price so that it did not go onto the open market. At £7,500,000 for 5278 square feet or £1420 per square foot the house represented good value given that it was in excellent condition.
We give you access, first. Our relationship with the selling agent meant that our clients viewed the house before anyone else. The location of the property being so close to Wimbledon Village and the Common (as well as the school) would have likely led to competition from multiple buyers, a scenario we managed to successfully avoid.
