Our clients were looking to purchase a holiday home in London. Their ideal property needed to be easy to maintain, secure and have a lift in a building with reasonable service charges. They wanted something bright, with good views and a decent terrace. Lateral space was their preference, but they were also open to a duplex, provided there was lift access to both floors. They were open to areas and so our initial search was quite wide, covering Cheslea, Belgravia, South Kensington, Marylebone, St Johns Wood, and Holland Park. Keen cooks, they wanted to also be within a 10-minute walk to a decent grocery store. They ideally wanted to have found something before the summer of 2025, although considering the new Labour government they were also keen to get their purchase done before any potential stamp duty rises.
We undertook a thorough search of the market and spent a considerable amount of time with our clients during an intensive 3-week search, making the most of their time in London. We explored several options across different areas of London but the jewel in the crown was Lords View. Lord’s View One is an exclusive, boutique collection of four newly constructed penthouses on top of an existing apartment building. The apartments have huge roof gardens overlooking Lords Cricket Ground to one side, and expansive views of the City of London on the other. The entire building was refurbished as part of the new construction and so the common parts and exterior of Lords View One are now immaculate. Residents benefit from a concierge and secure parking with EV charger at the front of the building. Service charges in the building are extremely reasonable as the building doesn’t have a gym and swimming pool which were not important for our clients. We early in, viewing the new apartments before their official launch. As a result, we had the pick of the four to choose from and chose the best apartment with the most incredible views. The apartment spans over 2300 sq. feet internally with 3-bedroom suites and almost 1000 sq. feet of outside terracing.
We know how to get our clients what they want. Our clients loved the penthouse, but they wanted some significant changes made to it to customise it to their individual needs. We negotiated with the developer directly and as part of the negotiated price we managed to get the developer to agree to some significant changes allowing for the lift to go to both floors and for the bathrooms to be fitted with the latest Japanese Toto toilets.
