King's Cross, N1
Our Swiss clients wanted to buy an apartment for their son who was living and working in the UK. They were not focused on a specific area but wanted to ensure that the neighbourhood was safe, had good access to public transport, was walking distance to shops and services as well as being a solid long term investment. We also wanted to focus on areas that were suitable for a person in their early twenties and had a strong sense of community.
Two of the most successful regeneration stories in London are Battersea Power Station and Kings Cross; both areas have seen inspired development with the right mix of residential, office, shops, and restaurants. Of the two, Kings Cross has superior transport links with five tube lines and access to the Eurostar at Euston. Over the last 20 years Argent have transformed the 67 acre site into a world class destination that has attracted commercial tenants including Google, Meta and Astra Zeneca along with a number of new residential buildings of which Capella will be the last to be delivered. The area appeals to a young demographic and residents benefit from 24 hour security making it one of the safest areas in Central London. The quality of the Kings Cross development gives us every confidence that it should benefit from good capital growth over the years to come.
We were made aware that a very special unit on the 12th and 13th floors of the building was available, known as the ‘townhouse’ it was the premium apartment in the scheme with exceptional views and a large terrace. The asking price was £2,600,000 (£2127 per square foot) but because of our negotiations, we were able to agree terms at £2,400,000 (£1963 per square foot), representing a 7.7% discount.
Our extensive knowledge of London enables us to advise and guide clients who do not have a specific location in mind.
We would be delighted to hear from you to discuss your own property requirements. For a non-obligatory consultation, please contact us.
