Our French clients had acquired an apartment in Chelsea, located just off Sloane Square a couple of years ago but realized that they needed more space. They loved their current location and wanted to remain in the neighbourhood. They were open to buying another apartment or a house but wanted their next home to be as lateral as possible. Competition for best-in-class property in Chelsea is rife, even in the current market, and so our clients decided to engage Black Brick to assist them with the search.
Chelsea Green has always been popular, but in the last year, the redevelopment of the public spaces and the subsequent improvement of the shops, delicatessens, restaurants, and cafés the area has seen an even greater demand from prospective buyers. Following a meticulous search, through our network we identified a wide, double fronted house located on Burnsall Street which is walking distance to Chelsea Green. The house had been owned by the same family for many years and whilst the layout worked well it needed to be refurbished. Demand for desirable homes in the best streets of London often outstrips supply and, in this instance, we faced competition from another buyer who was also represented by a buying agent. After careful consideration we advised our client to bid fractionally above the asking price to prevent a sealed bid taking place. This strategy proved successful and our clients exchanged contracts at £6,300,000 or £2316 per square foot. A single fronted house on a neighbouring street sold for £2600 per square foot the month before, highlighting the value proposition for this amazing home.
